This 6-storey, 50-unit purpose-built rental building is designed to deliver spacious, family-oriented homes in a market that has historically offered limited options for larger households. Most suites exceed 1,100 square feet and include two- and three-bedroom configurations with generous living areas, full-size kitchens, and in-suite laundry.
About the project
The building is developed under as-of-right zoning and forms the first phase of a three-building residential precinct that will ultimately introduce over 250 new rental homes to the neighbourhood.
Architecturally, the façade is composed of light grey brick punctuated by deep, black metal-framed balcony projections that create a rhythmic vertical emphasis. The top floor is set back and capped with a dark parapet, giving the building a clean, contemporary profile. Large expanses of glazing and private balconies on nearly every unit maximize natural light and views while establishing a strong indoor-outdoor connection.
In contrast to the surface parking typical of the area, the majority of vehicle parking is located below grade. This approach preserves existing mature trees, reduces impervious coverage, and allows for a landscaped, pedestrian-focused forecourt along the street edge.
Resident amenities, uncommon in Windsor’s rental market, include a mix of indoor and outdoor spaces carefully integrated to encourage interaction and support daily life, from communal lounges and fitness areas to landscaped terraces and barbecue zones.
