Scarborough Multiplex

Located in a mature Scarborough neighbourhood, this three storey sixplex explores how contemporary multiplex housing can introduce gentle density while maintaining a calm residential presence on the street.
About the project
The building is designed with a strong, simple massing that reflects the scale of surrounding homes while accommodating six thoughtfully planned residences within a compact footprint. A light brick façade provides a durable and timeless material expression, complemented by warm wood accents and large windows that bring natural light deep into each unit. Recessed balconies and the setback upper level help reduce the perceived scale of the building while creating comfortable outdoor spaces for residents.
At grade, individual entrances and carefully proportioned openings reinforce a residential rhythm along the street. The design balances efficiency and livability, creating units that feel more like small homes than traditional apartments.
This project is part of Bloom Architects’ ongoing exploration of multiplex housing as a practical and scalable way to introduce new housing into Toronto’s established neighbourhoods. By combining thoughtful planning, durable materials, and contextual design, the building demonstrates how multiplex development can add meaningful density while respecting the character of its surroundings.
