Beaches Multiplex

Located in Toronto’s Beaches neighbourhood, this three storey sixplex explores how gentle density can be introduced into established residential communities through thoughtful design and careful massing.
About the project
The building is conceived as a contemporary interpretation of the surrounding neighbourhood fabric. A warm red brick façade grounds the architecture within the traditional material palette of the area, while refined black metal detailing, recessed balconies, and large windows introduce a modern character. The third floor is set back to reduce the perceived scale from the street and create generous outdoor terraces for the upper units.
At street level, the building presents a calm and residential presence. Two central entrances organize the six units within a compact and efficient layout, while landscaped front gardens soften the transition between the public sidewalk and the private residences.
The project is part of Bloom Architects’ ongoing exploration of multiplex housing as a scalable solution for Toronto’s evolving housing needs. By combining efficient planning with durable materials and careful attention to neighbourhood context, the design demonstrates how small infill buildings can contribute meaningful new housing while reinforcing the character of established streets.
